What I got is almost the same as I saw at the model home. They tried to give me a house that was better than I expected. This is my second home by Tamarack.

Overall, we had a very positive experience. Jacqui and the sales team were kind, courteous and patient as we made our final decision to purchase. Carolyn was amazingly helpful in assisting us with our selections. Mike and Jon were both very knowledgeable and helpful in answering any questions we had during our site visits and pre-delivery inspection. Wendy has been superb in providing us assistance with any issues that have arisen since our move in. Overall, we are very pleased with the entire Tamarack team and would recommend Tamarack Homes to any family and friends considering building a home in Kingston or Ottawa.

I really like the energy star qualified aspects. I feel it is built better than similar suburban builds from others. The interior finishes are icing on the cake, but of course we did pay for things like the built-in’s. Maybe up the design centre bonus to $100,000? Ahaha.

The overall workmanship are excellent with the exception of the the hardwood floor installation.
The sales center and the design center staffed with knowledgeable people, they provided some suggestions that are very valuable.
The after sales service team are prompt and professional, ( The after sales service are much improved from our previous experience in Jackson Trail)

We very much enjoyed working with the designer (Morgan Champagne) at the design centre and the huge selection of finishes we were provided. We also appreciate having a customer service contact (Sarah Mayer) and the timeliness of her replies to us. We do love our little Eton model that we modified without changing the structure and the choices we made.

Once all the fixes are completed (30-day coming up) and the landscaping is done, we will enjoy it even more.

We were delayed three times, causing us a lot of stress and added expenses having to find a short term rental. A five and a half month delay is extremely long!!! Our furnace is very loud.....so loud that it wakes us up when it starts up and is running.....

Front door so hard too close it is bad quality. Brick of the house at the front entrance they did not finish brick work - then we had bees going in. We paid for pest control and then Tamarack fixed it after the fact. I have had good service with all representatives that I contacted the people are wonderful to work with.

The drywall jobs are terrible on the walls and ceiling. This is the 3rd home I buy brand new and the worst dry wall job I have seen so far. My 2 others homes from two different builders had much better quality in the drywall on the walls and ceiling.

A lot of my ceilings need to be repaired because you can see the tape and the bumps in the ceiling. This will get done however I will have to put up with 3 days of dust and moving all my furniture in order to get it done.

I am retouching a lot of the walls myself with putty and sanding as I am repainting the house with quality paint. Very discouraging to pay 400 thousand dollars and have to do repair jobs on walls. Don't have the time or patience to wait for the builder to to touch ups on wall so taking care of this myself.

The final touches of drywall on ceiling and walls should be done properly before a client moves in. Maybe a final inspectionj the day before you move in is a terrible idea. It does not give Tamarack any time to fix major stuff like ceiling drywall before customer moves in.

The lack of workmanship for the drywall as really left me with a terrible impression of Tamarack as a quality builder. I will not recommend them as a quality builder.

They were recommended to me and I had always heard they were a good quality builder. What might of been before is no longer. This builder should slow down on selling and concentrate more on final quality for the currents customers.

Though we have heard great things about Tamarack, we were deeply disappointed in the lack of service we received from them and Muskoka kitchens regarding the error made with our kitchen. We are understand little errors are always made with mass builders but this error cost of a significant amount of money and we felt the issue was completely disregarded and we, as clients, were completely uncared for. Though there are some representatives at Tamarack we love, the service we received when we pointed out this error was completely unacceptable and as a result, we will definitely not be recommending you to our family and friends any longer.

When we went to the frame inspection, walls were already closed which totally defeats the purpose. We were extremely disappointed. For the design centre, it would be nice to see what the house looks like with all our choices. A simple computer program does this and many other builders have it. Pictures of homes with various upgrades at the design centre would be helpful.

Home was fairly dirty upon delivery, sticky dark lines on the hardwood from where the construction tape was, and little pencil marks on the hardwood planks. Outside, the basement window well was used as a garbage dump for Tim hortons cups and wrappers. There were also white paint stains on the carpets throughout the house. It would have been nice to move into a clean house, but our overall experience with tamarack has been good

1) Landscaping and exterior finishing not responded to timely nor was the remedial work done in a workman like manner. Further damage was caused by trades in addressing our initial concerns and in some cases is still outstanding. Furthermore, the trades who did the exterior work often left the after conditions in an unsatisfactory state, e.g. remedial work done to correct poor installation of sod did not correct the original deficiency, oil on driveway, sand and other materials left uncleaned.
2) While the after-sales service representative responded timely, the response to our inquiries regarding when trades would be available to do work was [often] simply "no control over when trades would be available" as a standard response.

Make no mistake, we are very happy with our Tamarack home and view it's construction as generally of the highest quality. There are specific limited issues we have had concerns with.

The customer care provided throughout the purchase process and the design centre process is outstanding. Deb is very knowledgeable, extremely proactive and efficient. Her team was a pleasure to work with. Morgan at design centre listened to my needs and was very responsive in working with me to make selections within the framework of my budget and my design goals. She was flexible, creative and always able to provide answers and suggestions to help me in my decision process. Sarah at Customer service has also demonstrated great care and responsiveness. I am very pleased with the overall workmanship and the quality of features in my house. I can say that I am happy to have chosen a Tamarack home. The buying experience was very positive and seamless.

More attention and remediation of items /issues prior to delivery (such as quality of trim paint, quality of trim install, cleanliness of basement, cleanliness of outside door/garage door, superficial damage & paint on tub, install deficiencies, paint on carpet etc) would have a positive impact.

Moving in the winter - not a great idea. The one-year inspection will be during the coldest part of the year, and, as a result, many areas outdoors cannot be looked at or repaired until the spring/summer.

Design center: catalogue has too many pages and not user friendly user. When making upgrades the catalogue should advise what other items require upgrading to accommodate the new changes. For example: when upgrading the granite sink no mention that the faucets require upgrading as well, we find out after the fact. This should be outlined in the catalogue instead of having to purchase items afterwards to fit the upgrade. Décor Consultant was excellent this has nothing to do with her. Its more about the catalogue information and lack of information the homeowner receives.

We found the sales office did not know accurate specification of home features. For example, we specifically inquired about the garage insulated. The office advised that insulation is included but to surprised it wasn't. Apparently this was an upgrade an not a standard.

Looking forward to the PDI survey, would like to receive the survey sooner then later.

That the person who is responsible to schedule PDI or 30 days inspections repairs is more assertive and on top of things when booking appointments.
Wasted a complete morning waiting for a trade person only to be notified, when I called, that it would have to be rescheduled, as there was a problem. The message to her was received during a meeting therefore never letting me know. A better way of communication needs to be in place when employees are in meetings and urgent emails come in so the customer doesn’t waste a half day waiting for nothing.

Do not ever let Gaetan go... he is the best of his kind. Appreciated him going above and beyond to make sure his customers are pleased with the work done after delivery. Thank you.

Double sinks in the J&J washroom. I would sacrifice bedroom space to make it fit in the washroom. I would also have a drain, vent and pump installed in the laundry room. It should be standard in second floor laundry. We recently had a flood and all three floors of our home were damaged. A pump and drain would have saved us.

Yes, the mud room space could be little bit more spacious and with some natural light provision.
Could have few flexible options for windows.
Tamarack sales persons are tremendous and courteous, in that aspect I recommend Tamarack Homes to my friends and family more than '10'
It would have been great if constriction supervisors would had checked on the workmanship.
I am disappointed to find the finishing is not as I expected in a brand new home.

Much better customer service and communication with the warranty department after taking possession of our home. Attention to detail clearly lacked as an example, we had a water pipe leak in our ceiling as well as had water penetrate inside through an outside vent and customer service was lackluster after reporting these issues.
After being in our home for over 4 months now, we are still waiting for items from our PDI and 30 day to be repaired.
We did have high hopes for Tamarack Homes before we moved in, and now unfortunately we are left very disappointed after numerous issues since taking possession.
Hopefully someone does read this and will help improve for the future.

Change the design would be make more sense not to put last switch above fireplace. Design: not an electrical issue but design : move the Last switch it should be lined up all other switches to control lighting in family room for user friendly.

My biggest complaint about our home is the quality of the interior paint. When arranging furniture and wall art, it is very easy to scuff and discolor and is clear that there is not enough paint and/or the paint is of poor quality. We foresee repainting the entire house in the first few years, which really shouldn't be needed in a new build.

There were a few upgrades that my husband and I really wanted that were not added to the list at the final Design Centre appointment and unfortunately we did not catch them until our pdi inspection. The final
appointment was very long so by the end it was very tiring and as a result omisssions were made. That said, I believe another Design Centre appointment should be added so that home owners don’t feel rushed and to prevent and minimize errors and/or omissions. We also would have positioned a few items differently such as the window in the kitchen, the electrical outlet on the porch and one of the floor vents in our ensuite. Also, we thought medicine cabinets in the bathrooms were a standard feature but we only noticed that we did not get any when we had our pdi so that was another disappointing experience, especially since it is listed as a standard item on the sheet provided in the model home.

Having a schedule for repairs would be better. I had agreed to a repair on a scheduled day and no one showed up or called. While I appreciate that people are busy, I am as well and did not feel respected in the process. Some things like the oven vent blowing in the high wind and knowing that a $30 part would change this defect and not having it installed is disappointing.
Nonetheless, we are thrilled with our home. We feel that everyone we have dealt with have been courteous, professional and easy to work with. Our home is well built and beautiful so we do extend our sincere appreciation for all involved.

Maybe it was just bad luck but I did not enjoy the first part of my Design process. I was willing to get upgrades but was not sure what was possible (ex: bathroom sinks, types of tubs...). I did not see a book with pictures of available things other than fireplaces, doors. Also, seems like the options had double and almost changed completely in the design center from the time I had started to the end of the process. I had chosen many things just to learn weeks after that they were going to be discontinued.

Sales persons should know what they are talking about, and the decor center process should be more user-friendly. It is nice to see the materials, but if there is an option to chose everything in a tablet or an application that will save a lot of time. Decor center persons are very good with their stuff.

Quicker replies on the questions and issues we have had. We have a few outside deficiencies that we had hoped would have been addressed before the snowfall...especially the grading issues. A plug in the unfinished basement area specific for the dehumidifier that you have recommended. Have eavesthroughing as one of the upgrades available.

Overall, I'm happy with my new home. BUT I think the communication from Tamarack could have been better, as well as the quality control of some materials and workmanship. Improvements can be made to cleaning, painting, quality of exterior brick and overall interior finishing of the walls. I have noticed the little things like small dents and dirty spots on the walls, corners not finished very well and that sort of thing. Minor stuff, but it gave me the feeling that many trades people just don't take the time to do their job well and the home is built as quickly as possible. It made me wonder what was going on inside the walls that I couldn't see.

I would like to understand how to get items under warranty fixed sooner than having to wait for the Tarion timeframes as some items can not wait.
There are some grading issues with my property which I would like to address Before winter as they may cause water pooling around my foundation.
Tamarack’s prices on certain upgrades are excessive on some items. Example: kitchen jobs at $17+ with Tamarack when I can order the exact same item (brand and model) for $5.
On the other hand, I am happy went back to some better quality items such as the Mirage wood floors.

Sales centre process is very efficient. Appreciated the quick responses to any queries. Thank you to the team.

Design centre staff were very welcoming. They were helpful and very responsive to requests for additional product information and/or installation options. I appreciated the suggestions and options provided both in meetings and in follow up correspondence.

Having online access to photos of the main choice boards on display at the Design Centre would be a useful companion resource to the option catalogue as one goes through the selection process.

The every single one of your staff are simply amazing! From the very first email to our latest appointment we felt at ease with the process and how knowledgeable every person was that we talked to. No improvements required in that department they exceeded our expectations.

The design centre was an amazing candy store of options. It was a bit overwhelming at first. As you have so many options, it would be nice to see all of the standard finishes together so that it is easy to see what they are. It would be especially helpful in the tile area if they were organized by upgrade level.

At the model homes we know you provide a great list of what is included as a standard and what is an upgraded feature as visual people if something in the model home like the stickers you use in the design centre to help identify that what we were seeing was or wasn't included for some of the finishing touches we would have found that helpful.

The experience we have been having overall is incredible we are so happy with our purchase of a Tamarack home.

The cabinets in the kitchen are not deep enough to accommodate normal diner plates. I would say they are below standard size. Also, it would have been nice if the Battery pack for the Fireplaces would have been put together instead of being place in the rack by the furnace. Other than that I am relatively please and happy with my home. As of today I am selling my home as my Daughter and I purchasing another Tamarack home ( St James) to be completed sometime next May. This would indicate the level of my satisfaction along with my daughter for the Tamarack constructed home. Needless to say the ladies at the Sales Centre at the Cardinal Creek Office are simply fantastic and very helpful.

I loved the customer service experience I had with Tamarack. The only thing I would of preferred is more of a simpler pricing list for the design center. the catalogue that is provided is long, confusing and we did not utilize it at all.

from my experience, i wouldn't change anything...i found Noella in the Sales centre to be exceptional knowledgeable and Kim was incredibily helpful. i hope you will have a survey to complete after have possession of the home to provide feedback as to whether all the specific modifications we asked for were accurately followed. i am sure they will be but would like to be able to give that positive feedback if applicable as well

Everyone during the process was helpful and made sure they were able to prepare my home, and fix everything during the pre-inspection delivery in a timely manner to make sure I entered my house happy and satisfied. They really care about their clients and exceed their expectations. I don't think I would change anything about the service as Tamarack Homes gives an excellent customer service experience.

Great home all around. Service on repairs was incredibly quick and well done. If there is any way to provide eaves trophs as an upgrade, do it. I don’t think anyone would not pay extra for that.

The builder has a good reputation but we were quite disappointed with the quality of paint and drywall. The way they scheduled things, we have to cover and move all of our furniture every time thee was an appointment. I found the paint quality very poor and they drywall was OK at best. With the paint, we are probably going to repaint the house within the next two or three years.

There were some PDI items that we identified that have taken three months to have fixed, they sent the wrong trade to fix one of the items. They sent the wrong trade for the puck lights for the under cabinet lighting fixture. This was a very expensive upgrade and we expected it to have been fixed before we moved in.

Overall everything else was OK

One thing I would recommend Tamarack is that the customer should be explained in details about the cost of an upgrade. Since the upgrades are very expensive, a clear explanation Ex: Rate/price per sq ft etc or whichever units are applicable to the Upgrade should be provided to the customer rather than just quoting a price which is like a shocker for the client. Overall Great experience. Would highly recommend to others.

We have had a major issue with insulation in our front door, back patio door and basement. I have been beyond pleased dealing with Carla Mason to have these issues resolved, considering the extremely cold weather. She has been professional and courteous, and was able to have someone look at the issue in a prompt manner, prior to having the rest of our 30 day items completed. We had someone come out today to fix the issues we had with the door, and we are grateful to Carla and the Tamarack contractors/staff!
We are very happy with Tamarack and have referred the company to friends of ours who will be closing on their new home in the summer. In our opinion, Tamarack are at the top of their game. We are the proud owners of our second Tamarack home and we will continue to buy Tamarack! :)

If it wasnt for the cost to upgrade, we would have opted to not have any carpet in our home. However, we are satisfied with the carpet we chose. The location of the faucet to the soaker tub in the master onsuite makes it difficult to get in and out of the tub. The ceramic finish around the tub is wide and makes it difficult also to get in and out of the tub. All in all, we are happy with our home. Tks

We are extremely happy with the design and function of our Tamarack home (Quail). We had to have the stove oven installed in the left wall as we advised that it should not be installed over the infrared burners of the stove top. The location of the wall oven works well and this is a more convenient location for it.

We have had a great experience with Tamarack. I think the only thing that has us really frustrated are two repairs that have yet to be completed (though they are scheduled for today! YAY!): a window that has been broken since the PDI in our master bedroom, and two switches for fans upstairs that do not work.

I am very happy with the Tamarack team, and my home, but the only thing I would change would be the removal of the "plant stand" at the stair case. Customer service representative: I am not happy with them. They did not reply; I am still waiting for a response two- three weeks after I call. I think they should respond in a more timely manner.

Model home should not have so many upgrades. The model home compared to what you actually get are not even close. The street has been extremely dusty and water trucks are few and far between. Other than that we love everything! Thank you!

The exterior look of the homes could use a little more colour (ie. contrast) and sprucing up. Some of the design elements could be modified to make the towns look a little more sophisticated. The outside of the homes doesn't match the excellent design inside.

I've been living in Barrhaven since 1990. My husband passed away in 2014, we were living in a 2 storey house in Barrhaven. It was difficult for him to get around. After he passed away, I looked for a bungalow but there was nothing that suited me. In 2016 Tamarack built bungalows, I was so happy that I bought one. I love everything about my bungalow, Tamarack built them according to seniors. I love the porch, I love the area. I love everything. l love the neighbours, we all get along and we all help each other. I just want to thank Tamarack for making my life very happy. I want to thank Mike, Carla, Debbie and Mike at the office for making my life easier. I love the area, I go for walks along the Jock River with my neighbour , its so relaxing. Thank you Tamarack.

I would look at different exterior doors. Doors were not installed properly ( back and front) and meant that water and air came into the house. I would also look at weather sound proofing could be put in washroom walls and walls facing a busy street.
Service received was timely, although problems with our doors persisted in the first year and haven't been solved to date.

The only thing would be to have a list within the model homes of what the upgrades are (not simply identifying that the - hardwood - is an upgrade, but which one was selected) or have it readily available at the design center. It would be nice to have that information if they are upgrades you'd like to select for your new home. But that's simply a would be nice. The staff were amazing, very knowledgeable, helpful and extremely pleasant to work with.

After we committed to buying the house, there was some dicfficulty gettng us into the Design Centre before we went back home. (NL) It seems to me that the Design Centre needs to have a greater and perhaps stream-lined process for out of towners. We are retired military so we have been through this process a number of times. We recognize there are people that take months to select their options but we have also done it in a few hours. We did get in before we left and then worked with our consutant through email and to date are very satisified but the idea of leaving and having to come back just to choose options was almost a show stopper for us.

I absolutely enjoyed both the sales and design centre processes. However, if I have to change one thing, i would say I'd like to have a bit more time with the designer at the design centre. I felt that both appointments with the designer weren't long enough. Given the size of our home, we had a huge list of selections and we had to make a couple of hasty choices towards the end of the appointments. We ended up having to follow up after the first appointment to make adjustments. The designer was very accommodating. However, this could have been avoided if we had just a bit more time with her initially. Overall, great experience. Thank you

I really enjoy nature trails and like that there is also going to be public access to the creek with pathways as part of a larger community building vision.

I can't think of anything because I have been extremely satisfied. Your customer care representative, site supervisor, home inspector and repair professional were all very helpful and knowledgeable. Probably, if you can offer more choices in landscaping (during design center stage), such as - lawn vs Stones vs Interlock etc., that would be great. For example - I would have loved to save some money on grass / lawn in backyard and spent extra to get interlock. But these are minor issues. Overall, you shouldn't fix what is not broken!

Overall very happy. Mike who oversaw the one month repairs was exceptional and his attention to detail made us really happy as well. Only change I would recommend is a quick exterior cleanup before closing. We had pieces of construction materials in our driveway and on our lawn, and cigarette butts off on our back porch and back yard.

I would make sure that workmanship is at a high standard because it reflects on the builder. Sometimes workers who are not as careful and try to make short cuts on the job. My home is a wonderful design. I am especially pleased it is equipped with A/C and HRV and extra vents throughout the house. The open concept on the second floor has a warm and welcoming feel to it. Also, the balcony is just perfect.

Overall, I have been happy with Tamarack. My issues have come up with some of the major repairs and people trying to "pass the buck". There often is a few meetings of going back and forth and it takes multiple meetings and requests for the items to be finalized.
