Firstly, let me preface this by saying that the following comments aren't an indication of any of the interactions with staff (because everyone has been so awesome) but more or less the process of buying a home here; basically, I have no clue what I am doing, or what to expect. I have mentioned this a few times to sales staff and have stated that despite the fact that I work here, I don't know or understand the process, what is involved or what I need to be prepared for. At the very least we could have used a document or checklist? For example, I didn't find out until much later (after signing documents) that I would be required to pay property taxes for the remainder of the year and that I would also have to pay a landscaping deposit on the day of possession. Things like that would have been helpful to know way ahead of time so that we could prepare financially. Also, there has been miscommunication about what is needed and when ie: my partner and I went to remove conditions and we didn't know we needed to have the downpayment on that day in order to remove conditions. The other thing that is troublesome is that the majority of the information in regards to process has come from our mortgage broker and not our sales people. Our mortgage broker has been instrumental in us understanding what is needed and what the timelines are and I feel like if we didn't have her we would have no updates or concept of what is happening during this process. Also, we have no established expectations for communication with the sales staff. My impression is that I only get updates or responses during showhome hours, and further to that, communication is marginally spotty. I get that emails are not text messages and I don't need responses immediately but sometimes its been days before I hear something back or the questions are forgotten entirely. So the bigger question is, am I getting less from our staff because I am an employee? This process has made me feel like the biggest purchase of my life is not important to the people that are supposed to be helping me because either I should somehow know everything or because I should be getting info elsewhere. Why does it feel like my expectations are out of line? So then, if this is my experience, and it isn't related to me being an employee, what are our customers experiencing? The initial stages of this home buying process have been slightly unpleasant and stressful because of all of this miscommunication and lack of understanding.

We would go back to the quality of the 1st and 2nd house or even better than that. When you purchase a new home from a builder and pay the prices that we pay you expect to have some quality and the home to last. Nothing in this current house has lasted. Our laminate floors even have a build up/discolouration that was brought up to us by the installer. In a house that is only a year old now this is unacceptable.
A suggestion would be that the 1year service appointment be with someone higher up the chain, say a manager or owner, so these concerns can be brought to attention in person and maybe real solutions. If a manager seen the displeasement of their customers at the one year mark maybe they would consider sacrificing square footage instead of quality. Personally we would rather have a smaller quality house then a larger square footage that turns into a money pit.

On a good note, the purchase experience with Emily was pleasant. The service coordinator, Carrie, is always quick to response and pleasant.

Just something to make the house cooler on hot summer days. I think we will be getting AC next year though, so that will solve that problem. But everything Daytona has done for us has been great.

I would not choose the same flooring. The laminate flooring in our house is already showing wear and tear after one year. The product is poor quality and is requiring constant repairs. The paint quality in the home is also absolutely the worst. In an attempt to wipe off a mark on the wall, paint was seen on the cloth. Afterwards there was a noticeable spot on the wall.

Only recomendation is to have more space between fridge location and island.

The hot water tank was not energy efficient and it was plain horrible. I replaced myself and now our electrical consumption dropped two thirds , i can email proof at any time.
I have a cabinet that is clearly leaning two one side, such an eyesore in the kitchen but i was told it's within standard. It makes all the more frustrating when the feature next to it is plum and magnifies it's awkwardness
There are 4 walls that are bowed / banana , again to my knowledge it all the shoddy work was in our unit not all the other fine folks around.

We would have bigger windows in the living room and different laminate on the floors.
Some of the light switches interfere with the placement of art and pictures.
But overall we love our new home and are extremely happy to be living in it.

I think Daytona successful for a reason just always keep in mind the customer Service should be the priority nothing is ever built or made 100% perfect just as long as you’re there to help out the customer that’s what we liked about it so there isn’t much to change because we had that service.

We are satisfied and happy with our experience. The only thing I would want to have changed in the future is the delay with fixing some of the issues and time it takes to complete landscaping. There are no stairs for me to walk in the home. They should consider having some temporary stairs until the landscaping is done.

There are a few things I would change about the house:
The pantry door swings out to the kitchen: if you're opening a drawer or cabinet in the kitchen , and someone in the pantry tries to open the door...smash. I wish it opened into the pantry, or better yet, was a pocket door.
The paint: blast this paint! Please don't use this paint ever again. The colour is great, and neutral, BUT it shows every finger print, every smudge, EVERYTHING! Cleaning wall used to be a job that I would do maybe twice a year, here, I am constantly cleaning the walls, and they still don't look clean.
The island to be the same colour as the rest of the cabinets: I get it, it's trendy, it's just not for us.
Electrical panel in the mechanical room, not in the future bedroom.
We would have loved a wider garage, and driveway. The driveway feels very narrow, and with the grade of our lot, you really don't want to drive off of it.
The screw pops: inevitable, I guess.
That felt like a long list, sorry! I want you to know that we love Daytona. You are a really good company. We would recommend you to anyone. We love our house, even with all of these things that we would change, we are so happy here. :)

If I could change anything - I would make the window into the back yard smaller - and add another row of lower cabinets and a LONG counter top
for working on. By the time the sink and stove are in - there is not a lot of counter space. Other than that -- I am happy with the design.

The area designated for a dining table needs to be about 6 to 8" larger to accommodate standard size round tables. I was able find a beautiful glass table that has extendable leaves. ...so no problem. Service received was excellent.

"We have 4 bedrooms upstairs which is something we really love about our home. We also have a bonus room and a little den on the main floor which is a plus. The fireplace my wife really enjoys.
The warranty manager always got back to us, and made himself available. If he can fix it he will, if he can't then he will find a solution. He showed us that he really cares about the customer experience."

Having the major paint and finishing deficiencies remedied prior to possession would have made our first 6 months in the home much more enjoyable. That being said, Carri, Chris and Rory have made great efforts to address our concerns to ensure we are happy.

The home is perfect!! Works great for our everyday needs. The one month and year visit was very nice. It shows the builder cares. The one fix I needed done was handle without any fuss. Warranty service guy - Chris Jefferson was outstanding with his knowledge and skills.

"That it is so energy efficient. Even though nothing is ever perfect, I do love the house. The only thing I would change is the kitchen. It could have been smaller, which would have made the living room a bit bigger.

If you ever do another project like this, I would suggest paying closer attention to what individuals need to live in this kind of house. I was lucky to be able to make a few changes for myself. Sometimes it doesn't cost anything extra to make it mobility aces sable , sometimes it's cheaper."

We love that the consistency of the house is great how all the bathrooms counter tops are all the same. We found a lot of other builders the ensuite bathroom would be quarts or something but then the next bathroom was a different material we didn't like that. Especially with us getting the basement finished loved that the same counter tops matched the whole house.

We love the large bathrooms upstairs, the four bedrooms and bonus room. It's a lovely, bright house. I would love a bigger kitchen and lot, but for the price we paid, it's perfect! If I had been involved in the building process, I likely would have chosen a lighter hardwood to really make the most of the nice light that comes in, but that's just a personal choice, and the hardwood that's in there is good quality and I certainly don't hate it! Everyone at Daytona has been really wonderful to work worth and we would definitely recommend them to anyone we know who is going to buy a house! Great job!

The guy who came out to fix things after the 6-9 months Rob Friskie was amazing and easy to deal with. The earlier guy didn't do what he said nor showed up.The girl in the show home Alex (Cy Becker) helped lots when we couldn't get a hold of warranty ppl.

I love the layout of the home. I like this builder.
Bigger closets in the master and the 3rd room, at least another foot! Also it would be beneficial to add ceiling fans in the bedroom to help with the circulation of air between the floors/bedrooms. In the summer the upstairs is extremely hot and in winter extremely cold. The lighting fixtures in the kitchen should be more centered over the island they are in the middle of the walkway, should be an option to change those, because we can't even change them without making more holes. Basement window is off centered because the deck can't go over the window, it is hard to build a wall far enough away from the furnace so we had to build a diagonal wall. The built the garage 22x20, it is longer than it is wider. They should of built is 20x22 instead. When people build an island before they nail it down, they should have a choice of where they want it facing. All duct work has been tucked away up in the joist, I love it, 10 ! Stainless steel appliances, love them too!

Very professional and thorough with everything. Harvey is amazing.
The sound is good and it is a lot better than some town homes, but they do hear sounds, enough to be bothersome. They also have an adjoining veranda it sounds like someone is coming up yours, so maybe not build them adjoined. This is one of the only town homes that didn't have a bathroom door basically right at the kitchen. The fact that there were a couple steps down, that sold us right there.
